The workshop was the best I’ve ever attended. I’ve never learned so much in a short time like that before. Learning it then watching Beth execute it through canvassing really was first hand proof that it works well. I couldn’t be happier with my experience and what I learned.
I’m new to the industry and I can honestly say Beth’s workshop has been the most beneficial thing for me thus far. She gave me a much better understanding on what to look for and how to draw tenants using that knowledge. She ingrained in me that knowledge is power and with hard work and persistence, that success will come. First I will begin by saying that Beth has unmatched passion, enthusiasm, and creativity. But that’s only the beginning as that’s only a few of her amazing qualities that come shining out through her upbeat, always positive demeanor. Her attention to detail is next level, however, it goes without saying that she is first and foremost a teacher throughout the process of the two day workshop. What I mean by that is she makes sure that everyone that’s in attendance has a full understanding of what she is going over before she moves on to the next topic, discussion, etc. I have only been in the industry a few months and I can say with the utmost honesty that this has made me feel so much more comfortable in my shoes and gave me a much clearer vision with regards to what it takes to be successful in this industry. It is a program that I would recommend to anyone and everyone, young and old, experienced and inexperienced, as it is full of invaluable information that will help to either jumpstart your career or to give you that spark you’ve needed to bring you career to the next level. One thing I personally liked a lot is that she always was asking for feedback and what everyone’s “take-aways” were from each exercise that we did and because she used this methodology it helped me better retain everything and made the whole process a little less overwhelming as there is a lot of information. Last but not least, her approach to canvassing/prospecting is one that I have never seen before. The psychology she uses in her approach is one that prospects seem to have a very receptive and open response to which ultimately leads to better and deeper conversations, which ultimately translates to leaving the store/office with more knowledge than when using my prior techniques. And we all know that in this industry, and any other for that matter, knowledge is power! It is an experience that I know I will continually benefit from throughout my entire career in the industry. Can’t thank her enough! And if you don’t know her she is such a sweetheart and aims to ultimately teach, but also always aims to please! Again I will say, no matter your experience or time spent in the industry, I would highly recommend you do the Rockstar to Superstar Leasing and Canvassing Workshop as you will greatly benefit from it! Just wanted to tell you it was a pleasure meeting you yesterday. Thanks for coming to do your seminar at Urban Edge. I definitely took away some items I am going to incorporate, like thinking about my tenant’s perspective in the negotiation and incorporating some personal touches so that people know me! Training with Beth was a great experience. I am relatively new to retail leasing and her knowledge of how to get imbedded into markets and manufacture deals where there seem to be none will prove to be invaluable in my future. Not only was her approach seemingly simple, but it was very effective. I left the training excited and roaring to go canvass some prospects! It is rare when a person can inspire you to do that in just two days.

After doing office and retail leasing for over 30 years, it is rare that a training program regarding Leasing and our industry, can keep my attention; however, your training session was very refreshing and your knowledge kept my interest throughout the entire session. It is great to have someone give a training class on Commercial RE Leasing, where their knowledge level and actual hands on experience is equivalent to that of the more senior Leasing Agents/Brokers in the class room. I just wanted to reach out and thank you for all your help and advice last week. I really enjoyed your class! I was surprised by the range of experience amongst the people in the class. I assumed that your advice would be primarily catered to inexperienced agents like me, but the older agents, who had years of experience, seemed to take just as much away from the day as I did, if not more. You have an excellent approach towards passing on your knowledge and experience. Now, I feel much more confident and prepared for my future as a leasing agent.
I’ve attended many such leasing seminars and taught several more for the ICSC at both Wharton and The Kellogg Center and this was the most productive. Beth brought me into commercial real estate in late 2000 while she was President of Terranova Corp. At that time Terranova was known to have the most effective and most intense training for retail leasing agents known to man – only 1 out of 4 prospective agents would make it. During the training she instilled the discipline to use ACT! database (which I still use today), canvassing on a regular basis (which I still do today), lease negotiation tactics (“telling ain’t sellin”, “you have 2 ears and 1 mouth”, “5 no’s to get a yes”, “sending cookies”, “consistent persistence”, “the definition of assume”, etc, etc), and other skills that made me a great retail leasing agent. Not only is she a legend in commercial real estate but she is an awesome person. She is always helping out new people to the industry (especially if they attended FSU) with her mentor-ship and advice. If you hire Beth to help your leasing or development, she will without a doubt increase the production and value of both tremendously.
Thank you again for the allowing me to attend your session yesterday. Having gotten the chance to go back through and read my notes, the tips you gave were priceless. I truly feel as though when I enter the work force, I will be able to use my time effectively while there, now that I have your tips to implement as a strategy. I just wanted to thank you again for the fantastic canvassing workshop on Tuesday. I feel like I learned a great deal. Being reminded of basic (but oh so important) skills associated with the day-to-day tasks that are a part of every leasing person’s day had a very empowering effect on me and how I want to approach my day, every day. I’ve already started using the pre-closing questions on initial calls with prospects and have found it very useful and, frankly, the response on the other end of the line has been positive as well. I think it shows that I’m taking an interest in what they want to do, in addition to giving me crucial information that will only help the deal process.
I wanted to thank you for your presentation last week. It was refreshing to go to that type of seminar and be engaged rather than worrying about the calls or deals that were backing up. It is obvious you do what we do- probably just more diligently! Many of the things you spoke about refreshed my mind as to why I used to do them (and for some reason let fall through the cracks). I went out and picked up some spirals right away- I did that for the first 5 years of my career and somehow morphed to the 15 legal pads stacked all over my desk. You have a great blend of “old school” and “new tech” methods. You brought back memories of what I learned from my Grandfather (50 years in the business) and how he went about prospecting. Beth- Friday was a hectic day for me so I wanted to reach out to you and say thanks. Our office was so impressed by all of the information and additional tips that you gave to us on how to approach the market and deal with situations from a new perspective. You kept everyone completely focused for over seven hours which is not an easy task. When you left, everyone said that they knew it was going to be informative, but had no idea that it was going to be as helpful as it was and they cannot stop talking about how impressive you are as a person and trainer. We will be hiring you to come back as a consultant on a more frequent basis in the near future!
I hired Beth to provide sales training for our group. Prior to our meeting, Beth took the time to learn about the team members so that she could make the most of our session and train to the individuals’ strengths and weaknesses. Beth did an amazing job helping us set realistic goals for calls and meeting. Although some of the team members initially were not comfortable making sales calls, Beth provided tried and tested tips to suit each of our personalities. Beth is the industry expert in prospecting. However, the greatest benefit Regency Properties received from her consultation was the ability to have an industry expert review, train, and interact with our staff. This gave us a fresh prospective as to whether or not the people on the bus where in the right seats.
I wanted to thank you for coming out and teaching us your various techniques. I was able to take away a great deal of different things. I really like how you get straight to the point and don’t beat around the bush when talking to potential game changer prospects. When we went out to canvas together I thought for sure you must have planted people in the streets to talk to us. We walked through the mall talking to different store owners and all of a sudden the mall manager taps us on the shoulder and right away we thought we were going to be kicked out but to our surprise she actually told us she does the same thing! And on top of that she told us who were good tenants and who would be interested in talking. It was crazy! Later on when we were walking along the outdoor plaza a man opened the door to ask what we were doing and invited us in to talk. What are the chances?! These people among many others were not planted at all but just by using your techniques we were able to draw them out to talk to us. That is why I called you our good luck charm that day! I wanted to let you know that I had the best canvassing week EVER last week! I was prospecting specially for a barber shop, beauty supply and medical office, all of which I have as former tenants at my center. I canvassed 5 barber shops and 2 of them viewed the space with me that same day. Same thing with the medical office; I canvassed about 7 doctors offices and out of the 7, one doctor followed me to the space and viewed it with me THE SAME DAY. This has never happened to me and the common denominator was that I had a flyer, pictures and floor plans with me of the spaces. The results: I ran credit on the barber shop today and sent him a proposal and the doctor’s broker has contacted me and is getting a proposal together. I’m saying all of this because I wanted to let you know that I listened to everything we discussed in our session in NY and in Atl and I’m putting it to practice. I’m really excited because I’m seeing results faster than I thought.
I thoroughly enjoyed your presentation and managed to get several of our newbie retail brokerage staff to participate – you sent out your pearls of wisdom with humor and finesse; I could hear your ‘passion’ for real estate and the art of the deal in your voice…truthfully, that has to be what drives us to stay in this profession as the economy rolls over yet again.
Beth, I just wanted to let you know I had a wonderful time in your “Rookie to Rockstar” class. You taught me tricks I never would have thought of, or not at least for a few years. The passion you show for real estate, and especially canvassing, is incredibly addicting. I am extremely excited to put these new practices to use and start making more deals! Thank you so much for your refreshing presentation this past Sunday at the ChainLinks convention in Las Vegas. I’ve been working with Landlords for the last five years and have often found myself spending too much time with the “deadbeats” as you described it when I could have been much more selective and efficient in the whole process. I’ve passed along your ten rules to some of my co-workers, and am hoping that you could send me along a copy of the credit package that you mentioned. I am hopeful that this will enable me to weed out tire-kickers quickly and enable me to focus on the tenants that truly want to get the deal done.
We hired Beth to recruit and train a group of rookie leasing agents to join our experienced team. Beth is an expert at identifying the qualities that make leasing agents successful. Her training program is intense and when the agents join our team, they are ready to hit the ground running, and start making deals. By hiring Beth, the leaders of our leasing team were able to conduct business as usual, without taking precious time out to interview, hire and train.
Beth Azor is definitely the Canvassing Queen! She is direct, knowledgeable and extremely witty. I have been in the leasing world for over 10 years. I have always been somewhat soft on the canvassing and have always felt it struggle and a chore. After spending two days with her and my team, I feel rejuvenated and have a completely new outlook on the canvassing experience. It doesn’t have to be a struggle or a chore and can in fact add some excitement to the sometimes tedious day. She has taught me that as long as your head is not looking for a tenant “today” the task at hand is to gain information from whoever it is, “YOU NEVER KNOW”. To take a chance and not discount any tenant as, “YOU NEVER KNOW” when you may come up with a property for a need for that particular Tenant. The more information you can gather and the more people you can meet face to face is invaluable information that you can use down the road. In addition, the one most important thing I came out of this is the more information you can gather on that first call, is the best negotiation tool as you move down the road from LOI to Lease. I have enjoyed the training immensely and hope that she can come back as often as possible!
In August of 2009 I was tasked with leasing a shopping center that had fallen to 25% occupancy in a very tough market. In October, I took Beth’s leasing seminar and she actually accompanied me on multiple canvassing trips. I have no doubt that the tips and tools I learned from Beth have helped me turn that property around. Not only are we now at 65% occupancy with multiple deals in the works, but I have built up a pipeline of prospects to KEEP the center stable and occupied for years to come!
While my wife and I combined share over sixty years’ experience in commercial real estate, we sought Beth’s assistance when our son, who recently graduated from college, expressed an interest in the field here in South Florida. While Beth’s real estate experience is extensive, her real passion is the training and mentoring of young professionals and her programs is an excellent way to transition a student from academia to the real world.
