We’ve all been there. That one space just won’t lease. Your pipeline’s gone stale. You’ve called the usual suspects. You’ve followed up five times. Crickets.
When that happens, it’s time to shake things up.
Here are 5 creative ways I personally use to revive a sluggish prospecting plan—and yes, they WORK:
- Tap Your Tenants
Visit your current tenants and ask: “Who would make a great neighbor?” Incentivize them with a free month’s rent if their referral signs a lease. (With your landlord’s blessing, of course.) - Ask Your Vendors
Your GC, attorney, landscaper, or sign guy—they know who’s growing and who’s got expansion energy. Let them be your secret leasing army. - Hit the Local Festivals & Fairs
Food trucks, flea markets, craft vendors—if they can afford a booth, they may be ready for brick-and-mortar. Bonus: bring your kid or your date and call it “market research.” - Buy a Local Newspaper
Yes, the PRINT kind. Flip to the ad section and look for businesses spending money to promote. That means they’ve got capital… and probably growth plans. - Stay Alert, Stay Curious
That van in the parking lot? Could be a six-unit restaurant owner in disguise (true story—I chased him down and got the lead). Don’t say no for the prospect.
You never know where your next lease will come from—so keep your eyes open, your questions sharp, and your mindset bold.
Now go get that deal. Rockstar style.
