Once you’ve completed your market study, become familiar with your product, memorized your exclusives, and digested the lease details, it’s time to devise a prospecting strategy. The moment we’ve all been waiting for!

So, what’s the plan? Let’s keep it simple. Start by selecting a property, any property, and focus on it exclusively, at least for now. Our key tool in this process is the ‘Top FIVE USES’ form (available in The Retail Leasing Playbook).

Fill out the worksheet with meticulous attention to detail. Be precise, utilizing the actual square footage available. This crucial step, done before you hit the pavement for prospecting, will optimize your efforts and yield better results.

Here’s the golden rule: choose uses that not only “fit” your vacancies but also align with your market’s demographics and your center’s unique characteristics. For instance, instead of a generic ‘Fast Casual’ Restaurant, get specific with ‘Mexican Taco Fast Casual.’ Swap out ‘Fancy’ for ‘White Tablecloth Full Service Steakhouse with a full liquor license.’

Craft your prospecting strategy with this method, and you’ll become a prospecting powerhouse, thanks to precision, focus, and strategic use of your time.

Organize Your Intel Like a Rockstar

You’ve done the boots-on-the-ground market recon—now it’s time to organize all that golden intel into a proper market study. And no, scribbles in a notebook don’t count. Start by building a simple Excel file. List your subject property at the top, then add nearby shopping centers in order of most competitive to least.
