Ninety percent of the vacant space I see sitting empty is in the elbow, not the end cap. End caps are easy. They come with visibility, basically a built-in billboard, so they lease themselves to the right tenant.
The real problem is a mismatch. Elbow spaces keep sitting vacant because agents are trying to put the wrong type of tenant in them. End caps belong to impulse tenants, the businesses people decide to walk into on a whim like ice cream shops, fast casual restaurants, or salons. Elbows belong to destination tenants, the ones people are already planning to visit and don’t need street visibility to find, like dentists, tutors, daycares, or specialty medical practices.
If your elbow space has been sitting empty, stop and look at who’s occupying your end caps first. Are they actually impulse tenants, or could one of them be relocated to the elbow and save on rent in the process? Fixing the mismatch often solves the vacancy faster than finding a brand new prospect.
